Terms of Service

Alma.Casa ("Alma," "we," "us") is a real estate technology platform. Every property listing on Alma gets its own website and an AI assistant that helps buyers learn about the home. Alma is operated by Heads Up, LLC dba Alma.Casa.

By using Alma, whether browsing listings, chatting with our AI, or texting a property code, you agree to these terms. If you are a real estate agent listing properties on Alma, you agree to provide accurate listing information and represent properties you are authorized to list.

Alma's AI assistant is designed to be helpful and informative, but it can make mistakes. Nothing Alma says constitutes legal, financial, or professional real estate advice. Always verify important details with the listing agent or your own advisors before making decisions.

If you provide a mobile number in an Alma listing chat, you agree to receive a one-time six-digit verification text from Alma and any verification-code retry you request. Email verification is available instead. This phone choice does not enroll you in property alerts or recurring marketing messages.

The contact information and conversation are associated with the home so its listing agent can see the lead context and may follow up about that property. Consent to Alma's verification text is not transferred to the listing agent and does not authorize recurring marketing texts.

Alma Home Info SMS also supports a separate, buyer-initiated property information flow when a listing agent prints a home-specific code on a yard sign or flyer. By texting that code to +1 (470) 447-1866, you agree to receive property details, listing photos and links, and direct answers about that home. Message frequency varies based on your interaction. Message and data rates may apply.

Consent to SMS is not a condition of purchasing a home, using Alma.casa, or working with a real estate agent.

Reply STOP at any time to cancel. Reply HELP for assistance or email support@alma.casa. See the SMS Consent Disclosure and Privacy Policy for details.

If you are an agent, you retain ownership of your listing content. By posting it on Alma, you give us permission to display it on the platform and in related communications like SMS responses. You can remove your listings at any time from your dashboard.

Agent accounts require accurate contact information. Subscription fees, if applicable, are billed through Stripe. You can cancel anytime from your dashboard.

Do not misuse Alma. Do not post fraudulent listings, harass users through the platform, try to reverse-engineer or scrape the service, or use Alma for anything illegal.

Alma is provided "as is." We work hard to keep things accurate and running smoothly, but we cannot guarantee perfection. We are not liable for decisions you make based on information from Alma's AI or listing data. Always do your own due diligence.
